TOMA invites all those who plan to buy, are considering buying, plan to buy at some future point, or just want to gain some knowledge about the home buying process, to attend their first free educational workshop on home buying.
Often, potential homeowners know disjointed bits of information regarding the purchase process but do not have a clear picture of what the process entails from beginning to end. Without proper knowledge of what’s important and what isn’t in the buying process, potential buyers can wind up spending far more than they should. This workshop, presented for no charge at all by TOMA, will guide participants through the entire home buying process. After learning the principles inherent in home buying, participants in the workshop will be better-equipped to navigate the process and use the professionals in the industry the right way.
“No one should have to go through the process confused,” says Yehuda Ungar of TOMA. “Our goal is to simplify the process and create transparency so the buyers will understand what is being done with their money and how they can get the most for it.”
This workshop is not intended to be a sales pitch for any real estate agency or other services. It will be an informal workshop with presentations on many topics of vital importance to the home buying process, after which attendees will be able to ask questions of the many real estate professionals who will be on hand.
Topics to be discussed include all the ins and outs of the financial side of buying a home. People will learn whether they should buy, about the process of buying, and why now is a particularly good time to buy. They will be shown the timeline of the purchasing process step by step: what’s more important and what is less so, what comes first and what goes last, and at what point to contact the bank, lawyer, insurance broker, inspector and the many other professionals involved in home buying.
The workshop will focus particularly on the financial end: How do you know when you’re being given a good price or a bad one? Where can you save money and where should you spend the extra? How do you know whether you need a professional agent, broker, lawyer, architect or home coach? What mortgage options are there? Is the TD Bank loan for you? How can you get it? What about other grants and financing options that are available locally?
The main presentation will be delivered by Mr. Yehuda Ungar of TOMA Real Estate, who has many years of experience in real estate and has been presenting workshops for years through his former occupation at Bank of America. Rabbi Heshy Weiss, home coach at H. Weiss Solutions, will present the crowd with his vast knowledge in contracting and construction as well. Other professionals will be on hand as well to answer questions from participants.
This is only the first in a series of workshops that TOMA is putting together. Additional workshops regarding other aspects of the real estate field are currently in the planning stages. TOMA hopes to conduct these workshops every few months.
In the short amount of time since news of the workshop went public, many potential buyers have already registered for the workshop. Those wishing to participate are asked to preregister by emailing [email protected] or calling TOMA at 732-886-6000. The workshop will take place this Sunday, August 19, from 7:00 PM to 9:00 PM in the simcha hall at Ateres Yeshaya. Extra parking is available at TOMA’s building next door at 910 East County Line Rd.
“The people coming will be blown away by the amount of knowledge they’ll gain,” Mr. Ungar says.
